Delaware Statutory Trust (DST)

How does a real estate investor find a property to invest in that will provide returns of 5% to 7% and allow the investor to defer capital gains?  A DST investment is the solution and gives the investor the following advantages:

• the ability to close the purchase within a few days

• no closing costs 

• often provides professional and national class management

• returns of 5% to 7%

• defer capital gains

• easy exit strategy.

Alternatively a 1031 investor can take his or her "boot" and pay capital gain tax or invest as a co-tenant with other investors seeking the same tax treatment.   While the investment as a co-tenant is tax deferred, it often has high closing costs, complex ownership structure and difficult to exit. DST avoids many of these problems. 

Non-QM Investing

We believe that reducing risk is not enough; we also must amplify return. So, we built Non-QM mortgage investing. It’s an application that helps lenders expand their business into the Non-QM market, and helps investors reduce their risk while simultaneously amplifying return.

By getting the borrowers to participate in the loan process, we provide third-party verification at the time the loan is being made, as well as an automated legal defense package that stands up in court.

What makes Non-QM investing truly unique, however, is that we’re able to limit a lender's risk while increasing their profit. Our unique loan process, coupled with an insurance policy, allows us to actually make safer loans that are worth more. So, when investors are searching for loans to package up into securities for the secondary market, they seek out loans made through the our application.
